	<title>TCC Celebrates National Night Out!</title>

To help prevent identity theft, Advanced Document Shredding will be on hand to help Residents safely dispose of their private and personal documents, free of charge. The Bike Rodeo will be a demonstration provided by the Provost Marshall’s office from MCAS Beaufort. PMO will be on site to offer tips and techniques for safely riding bikes through neighborhoods. Participants will also enjoy free glow sticks, cotton candy, snow cones, and much more! The Tri-Command Communities presenting sponsor for the 2008 National Night Out event is Hargray. This milestone is being marked by the dedication of a TCC community park in honor of the End of the Initial Development Period (IDP), on Monday, June 23, 2008 from 3:00 p.m. to 5:00 p.m. on Laurel Bay at the Birch Street Playground. In 2003, the revitalization process at Tri-Command Communities began as the original inventory of over 1,500 government maintained homes were privatized via a 50-year partnership between the Department of the Navy and Actus Lend Lease. The transformation of the installation neighborhoods began with the demolition of 284 homes at Laurel Bay and Parris Island, and the eventual completion of 448 new replacement homes for TCC Residents.  Actus Lend Lease also renovated more than 1,270 homes, ranging from major renovations in unoccupied homes to smaller-scale renovations at occupied TCC homes. The final count of homes in the revitalized TCC inventory is 1,718; stretching across the four TCC neighborhoods that serve service members from the installations of MCAS Beaufort, MCRD Parris Island and Naval Hospital Beaufort.  The new homes built for TCC Residents are three and four bedroom duplex and single family homes, ranging from 1,500 to 1,800 square feet, featuring fenced back yards, enhanced storage with garages, front porches, screened-in porches, irrigation systems, and energy star appliances.  Every renovated home received interior upgrades to suit each style home, of which there are 21 different home styles at the Laurel Bay neighborhood alone. The range of interior upgrades included items such as new lighting, new flooring, new bathroom fixtures and fresh paint. The exterior enhancements improved the curb appeal and family living spaces, and provided each home with new pitched roofs, new screened-in porches, new siding, enlarged two-car drive ways, and enhancements to landscaping and entry spaces.  As part of the renovations, Officer Homes increased by more than 150 square feet due to the transformation of a screened in porch into an enclosed patio room and the addition of a two car garage.  In an effort to improve the sense of community provided for TCC Residents, significant improvements were also made to the amenities available for Residents in all housing areas at Laurel Bay, Parris Island, Naval Hospital and Pine Grove. TCC built three additional new community centers and one Welcome Center, for a total of four community centers easily located throughout the neighborhoods.  The new community centers also provide two new swimming pools and three computer centers for Residents to use. Additionally, a new volleyball court was added, all basketball and tennis courts have been refurbished, fourteen new handicap-accessible playgrounds have been added, and there are new walking trails throughout.  “The End of the Initial Development Period is a tremendous accomplishment for Actus Lend Lease and Tri-Command,” stated Bill Gilmour, Vice President of the Navy Portfolio. “This is a huge milestone for us as we work to serve the military service members and their families. Junior enlisted homes (JNCO) are also receiving new exterior features such as added siding, paint and doors. So far, more than 475 JNCO homes have been renovated.  Staff Non Commissioned Officers (SNCO) homes receive the same enhancements as JNCO as well as resurfaced driveways and new garages.  Actus Lend Lease has completed more than 240 SNCO homes.  Both SNCO and JNCO homes are renovated while occupied.    As part of the renovations, Officer homes have increased by more than 800 square feet.  This is in part due to the transformation of a screened in porch into an enclosed patio room and the addition of a two car garage. Because of the complicated nature of the renovations, Officer homes are completed while unoccupied.  To date, Actus Lend Lease has finished more than 46 Officer’s homes.Tri-Command Communities has also added 448 new homes to its original portfolio of 1,273 homes.  New construction has taken place on both Laurel Bay and Parris Island and as a result 434 new homes have been completed.  An additional fourteen new Officer homes are scheduled for completion on Parris Island at Marsh Landing by March 2008.  To enhance the quality of life for all TCC residents, additional and significant improvements to the amenities in all housing areas at Laurel Bay, Parris Island, Naval Hospital and Pine Grove have also been completed. TCC built three additional community centers for a total of four centers throughout the installation; fourteen new handicap accessible playgrounds have been added, as well as three computer centers, a new volley ball court and walking trails.  All basketball and tennis courts have also been refurbished.With more than 1,700 homes in the Tri-Command portfolio, a wait list has been developed for certain ranks.  The occupancy at Tri-Command Communities is remaining steady at 96%. Tri-Command Communities has seen a dramatic increase in occupancy since the improvements have take place.  During the past two years, occupancy has increased by more than 20 percent and an additional 220 new families are now living at Tri-Command.  “Due to the home and community improvements, military service members may have to be placed on a wait list for a home,” stated BJ Cozart, Director of Property Management.  “We are exciting about the 20% increase however; we want to improve the quality of life for our service members and families but we are simply running out of homes.”About Tri-Command CommunitiesTri-Command Communities is a 50-year partnership between The Department of the Navy/Marine Corps and Actus Lend Lease created through the Military Privatization Act.
